“The best time to start your home search is before your shares unlock.”

Tech Employees · Equity & liquidity events

From vesting to keys.

I help Tech Employees buy and sell homes across the Peninsula. I understand IPO timelines, so your search starts early and your offer lands when you're ready.

Why it matters

After an IPO, the first big purchase is usually a home. The best homes don't wait for your lock-up period to end. Your search shouldn't either.

Most agents meet you the week you're ready to buy. I start months earlier: mapping neighborhoods, touring homes and tracking off-market opportunities, so when your shares unlock you can move decisively.

And because I understand equity timelines, I work smoothly with your CPA and wealth advisor on timing and budget. They handle the finances. I find the home.

Good to know

What is a lock-up period?

When a company goes public, employees and early investors usually can't sell their shares right away. This lock-up period typically lasts 90 to 180 days and keeps a wave of insider selling from driving down the stock price.

Once it ends, many employees can sell for the first time, though company trading windows may still limit when. Years of equity become spendable wealth, making it a natural time to consider a home purchase, an investment property, or both.

Planning ahead lets you move quickly when the window opens. Understanding how your shares will be taxed, how lenders will treat your equity, and what your budget looks like is key, and your financial advisor, CPA, and an agent who knows this timeline can help turn a liquidity event into a well-planned next step.

Investor education

Short-term rentals & cost segregation.

Two strategies many investors ask about. Here's how they work, in plain English.

Short-term rentals (STRs)

A short-term rental is a furnished home rented by the night or week, usually through Airbnb or VRBO. It can earn more than a traditional lease but takes more work, from cleaning and guest communication to pricing, so many owners hire an STR manager.

Rules matter most. Many Peninsula cities restrict or require permits for rentals under 30 days, and some HOAs ban them, so the right market is often a travel destination rather than your own neighborhood. Before you buy, I'll help you check local rules, occupancy data, and realistic nightly rates so your projections rest on facts, not hope.

Cost segregation

When you own a rental, the IRS lets you deduct the building's cost through depreciation, typically over 27.5 years. A cost segregation study identifies components like appliances, flooring, cabinetry, and landscaping that can be depreciated over 5, 7, or 15 years instead, front-loading deductions into the early years.

Paired with bonus depreciation, this can meaningfully reduce taxable income in the year you buy. For STRs with an average guest stay of seven days or less, where you materially participate, those losses may offset other income, often called the "STR loophole." The rules are specific, so talk to your CPA before you buy. I'll find the property; they'll confirm the strategy.

Educational information only, not tax, legal, or financial advice. Tax rules change and depend on your situation; please consult your CPA or tax advisor.

Beyond the Bay Area

Nationwide reach for STR investment opportunities.

For clients exploring short-term rentals as part of a tax and investment strategy, my reach extends well beyond the Bay Area. Through Compass’s nationwide network, I connect you with experienced local agents in the markets where you want to invest.

Whether you’re targeting a vacation destination, a high-demand rental market, or a property that fits your cost segregation strategy, I serve as your central resource, coordinating the search, local expertise, and professionals needed to move from opportunity to ownership.

One relationship. Nationwide reach. Local expertise where you want to invest.

Cost segregation and tax benefits depend on each investor’s individual circumstances. Clients should consult their CPA or qualified tax advisor regarding eligibility and tax treatment.
